Square Feet to Square Meters
One square foot is 0.092903 square meters. Convert any figure instantly, and see why dividing by 3.28 quietly gives you the wrong answer.
Formula: square meters = square feet × 0.09290304
Multiply by 0.092903. A 1,000 sq ft apartment is 92.9 m²; a 2,400 sq ft house is 223 m². The factor is exact rather than rounded, because a foot is defined as exactly 0.3048 meters and everything else follows from that one definition.
Why dividing by 3.28 gives a wrong answer
This is the mistake worth naming, because it looks so reasonable. There are 3.2808 feet in a meter, so it seems natural to divide square feet by 3.2808 and be done. That gives 305 m² for a 1,000 sq ft flat — more than three times too big.
The trap is that you are converting an area, and area carries the unit twice. A square foot is a foot in each direction, so the conversion factor gets squared too: 0.3048 × 0.3048 = 0.092903. Any time you convert between squared units, the factor is the linear one multiplied by itself.
How much rounding you can get away with
Most listings round to the nearest whole square meter, and at that precision 0.0929 and 0.093 are indistinguishable below about 5,000 sq ft. Where it starts to matter is on land: across a one-acre plot, the difference between those two factors is roughly 30 m². If the figure is going into a lease or a registry document, use the full 0.092903.
